 We try to answer your questions in writing but if we feel a longer explanation will help, we add an audio.  Here is an example of a question that required a better explanation than we could answer it in writing.

Question:  A home builder wants me to 'sit his models'. Should I do it?
Fletcher: Maybe. Hasten slowly.
Make sure you understand exactly what is expected. On the surface it may sound like a good opportunity to get listings. But that is not the builder's purpose, I can assure you.

The most important question to ask is why he is asking  you to sit his models, what specific services does he expect you to provide, and who pays for them.

Question: I just left a closing on a new home and did not get paid a commission on options. Money is money. I will never go back to that builder again. Am I wrong?

Fletcher: Not so fast! We need to be honest about what happened here.  It  it has happened to me.  I did not get paid on options because the builders cobroker policy said options were not included.  From that moment on, I never got an 'options' surprise at the closing. Let's face it, there are very few among us who would not show a home the buyer might like, just because the builder doesn't pay commissions on options.

I would need to know the reason you were not paid on options, but my guess it came as surprise, because you assumed, but did not verify, that the options commission
 was included.

In an eye-opening 2012 market study conducted by Builder Homesite Inc, 19% of the market insists on a new home. 35% of the market is considered to be 'indifferent' meaning they will buy new or resale. In other words, about one out of two of your prospects might buy a new home.
